CONTRACTING
Traditional
contracting represents a substantial proportion of our workload and
although tendering procedure and contract conditions vary in order to
reflect risk allocation, Limen Construction always endeavours to provide
competitive bids for work confident that through our management principles
we can focus on balancing the eternal triangle of time, cost and quality
Limen
Construction has been fortunate to have been involved in numerous projects
that have presented challenges whereby one side of the eternal triangle
presented an obvious bias
TIME
The
fast track construction (from steel frame) and fit out of a 5200sq ft,
two storey office building serving a new storage warehouse at Kemsley
Paper Mill in 14 weeks from receipt of order, including a two week mobilization
period
COST
The
replacement of domestic kitchens to the 'Decent Homes Standard' for
Warden Housing Association was undertaken as a pilot scheme in order
to benchmark future partnering contracts
The financial parameters of the scheme were to reduce exit costs by
10% compared to existing contract rates
We achieved this by working in collaboration with the client using structured
discounted rates from the NHF Schedule, and joint negotiation with suppliers
and accredited subcontractors based on continuity of work. On site the
scheme was carefully managed using detailed short term programmes and
procurement surveys compiled in conjunction with tenant liaison
QUALITY
The
refurbishment of the Officers' Mess at Brompton Barracks
A
Grade 2 Listed Building, refurbished sympathetically through close liaison
with the client and user, and with skilled craftsmanship.
The
internals of this listed building were completely stripped back due
to dry rot being present. The oak panelling had to be removed and the
existing plaster carefully chipped away to allow the lead work to dry
out. When all dry rot was removed, the oak panelling was reinstated
and sympathetic curved plastering done to comply with the listed status.
